Enhancing assets and quality preventative maintenance programs

Gilbane’s Facilities Management Services (FMS) team provided enhanced turnover to operations (eTOP) services to the California Department of Corrections and Rehabilitation‘s (CDCR) and implemented Innovative Workplace Management Solutions (IWMS) software that enabled all of the facilities to use one unified system and database.

Project Overview

Acquisition, setup, and barcode training of the FC7 CMMS system as well as barcode tagging, data collection, and digital images of installed maintainable and ADA assets
Loading of the data and digital images into CDCR’s existing FC7 CMMS and association of electronic documents to new asset records into FC7 CMMS
Development of Preventive Maintenance Tasks, Schedules, Parts for the new facility and assets
Evaluation, updating, and training of their existing FC7 CMMS including documentation of the data changes and additions to FC7 CMMS
6-months FC7 support to maintain standards

From day one, the IWMS system was fully operational, including a quality preventive maintenance program that generates scheduled work tasks, monitors warranty maintenance, and evaluates the expected useful life of the new facility and supporting assets.
