Gilbane is transforming an old industrial warehouse site with a 100-year floodplain and environmental contamination impacts into a vibrant, mixed-use development. The site, adjacent to the WMATA West Hyattsville Metro Station and the Anacostia River NW Branch Trail, will provide immediate access to two major employment areas, downtown D.C. and College Park, MD via the Metro Green Line, with average trip times of under 15 minutes.
Project Overview
- Master planning, entitlement, and redevelopment of an 18.5-acre brownfield site
- Includes 183 townhomes, a 49,000-SF Kaiser Permanente Medical Office Building with a 225-space structured parking garage, two multifamily buildings containing 650-units (including Sovren Apartments), 13,000 SF of retail and a 4.5-acre public parkland, including an amphitheater and bike/pedestrian loop connecting to the NW Branch Trail system and adjacent public recreation facilities.
- 85% of the site was impacted by the 100-year floodplain and required a significant amount of compensatory storage to not only maximize the development potential of the site, but also make the project feasible
- Site required significant environmental investigation and remediation – Gilbane worked with the Maryland Department of the Environment through their Voluntary Cleanup Program over the course of two years
- 51% of residential units will provide critical workforce housing affordable to tenants earning 80% of the area median income for a period of 99-years
- Transit-oriented development with immediate access to downtown D.C. and College Park, MD via the Metro Green Line
