Smith | Gilbane (a joint venture between Summit Smith Development and Gilbane Development Company) has master planned and is redeveloping 14 acres at the Southwest corner of University Avenue and Segoe Road in Madison, WI. The site known as Madison Yards, is being transformed into a walkable, mixed-use district that will feature 500+ residential units including the luxury high-rise called EO Madison Yards, an upscale hotel, multiple Class-A office spaces called The Offices at Madison Yards, 400,000-SF of medical/office space, a 50,000-SF Whole Foods Market, and retail, restaurant and entertainment uses. The project includes numerous underground and structured parking spaces.

Project Overview

  • 14-acre site that is being transformed into a walkable, mixed-use district
  • After replacing the Wisconsin Department of Transportation’s headquarters building through a public-private partnership resulting in the Hill Farms State Office Building, redevelopment of the residual land into a fresh, new and vibrant mixed-use destination
  • Development team is keen to activate the public spaces and central green with engaging, relevant programming including events such as farmer’s markets and concerts/performances
  • Thoughtful design takes traffic patterns, public transit, and reuse and recycling into consideration to keep pace with the neighborhood’s shifting needs
  • Mixed-use community includes: 50,000-SF Whole Foods Market, upscale hotel, 600,000-SF State of WI office building (developed/completed by Smith | Gilbane), 110,000 SF of retail, grocer, and restaurant, 500+ upscale residential units including EO Madison Yards, 400,000 SF of medical/office space, of which 160,000-SF is identified as The Offices at Madison Yards
