College Town Rochester, LLC, a joint venture between Fairmount Properties and Gilbane Development Company, was selected to redevelop a 14-acre “Gateway” site at the front door to The University of Rochester’s 534-acre campus and immediately adjacent to its Medical Center, anchored by the 739-bed Strong Memorial Hospital.

Project Overview

  • Mixed-use neighborhood revitalization development that includes 125,000 SF of retail, 50,000 SF of office space, 154 residential units known as Mount Hope Lofts, a hotel, and a six-level parking garage
  • Public-private partnership (P3) with a higher education institution that includes innovative financing structure
  • Vibrant community gateway to the University of Rochester and a vital part of UR’s Master Plan to promote connections between itself and the community
  • Recipient of NAIOP Upstate NY Best Mixed-Use Project Award and Building Owners and Managers Association (BOMA) Rochester Recognition Award
  • Extensive permitting and approval process
  • Successfully met an accelerated schedule of under 18 months
  • Project involved the movement of material off-site under a strict environmental management plan, asbestos abatement, and installation of a new city street
  • Owned and managed by Gilbane Development for a decade
