Gilbane Revitalized the Area Along Northland Avenue

As part of a larger initiative to revitalize the area along the Northland Avenue Belt Line Corridor and create a new manufacturing hub on the East Side, Buffalo Urban Development Corporation (BUDC) redeveloped a 35-acre site originally comprised of 700,000-SF of existing industrial buildings. The first phase consisted of the historic renovation and restoration of a 235,000-SF building into the new home of the Northland Workforce Training Center and Buffalo Manufacturing Works, two anchor tenants.

Northland Workforce Training Center

Gilbane’s project scope included the delivery of a new 100,000 SF training center in the front half of the building and the first two floors of the office complex.

Two training facilities – an advanced manufacturing training center and a utility of the future and clean energy training center will co-locate into the new space. Additionally, the project included the creation of 35,000 SF for white box and public use, a restaurant, and additional manufacturing space. Gilbane also completed renovations, demolition, stabilization and site preparation, along with site remediation and abatement as necessary. The historic component of the project demanded significant attention and close consideration from the project team to maintain the historic integrity of the site and achieve the associated tax credits.

Buffalo Manufacturing Works

Additionally, Gilbane managed the conversion of a 50,000-SF space into a 3D / advanced manufacturing facility for Buffalo Manufacturing Works which doubled their footprint in the building. The facility includes offices, laboratory and manufacturing floor. Another 50,000 SF is white box space for future manufacturing tenants. As part of the renovation, the exterior shell upgrades included roofing, skylights, curtainwall, metal wall panels and brick restoration. Gilbane’s scope also included commissioning, relocation, re-installation and fit-up of all tenant’s equipment and relocation of personnel.
