Highly collaborative delivery approach realizes state-of-the-art Life Sciences complex

This large scale high-tech laboratory project in two buildings achieved LEED^® Gold Certification. The project, located in Cambridge’s Kendall Square, included five stories of laboratory and office space, topped with a two-story mechanical penthouse and a below-grade parking structure.

Project Overview

Construction management services for this high-tech life sciences laboratory complex located in Kendall Square included five stories of lab and office space, topped with a two-story mechanical penthouse, two levels of subgrade parking, and site work and landscaping
Executed through a highly collaborative co-location process which included the design team, along with mechanical, electrical, plumbing, fire sprinkler, structural steel, and exterior skin trade contractors, the project utilized a 100 percent virtual design and construction platform
By utilizing a design-assist approach, the team was able to identify and model all aspects of the design and exterior skin details prior to the completion of the design documents, enabling the team to address any potential constructibility issues that may affect the project progress so as not to impede scheduling deadlines.

Extensive BIM efforts made way for a seamless construction phase. Through four months of pre-construction, a dramatic project schedule acceleration was realized with 1,160 man-hours saved. This was the result of time savings from co-location, use of prefabricated beam penetrations, and underground modeling.
