Gilbane expanded corporate operations for Orbital Sciences Corporation, an American company that specialized in the design, manufacture, and launch of small- and medium-class space and launch vehicle systems for commercial, military, and other government customers (now known as Northrop Grumman Space Systems). Our development team delivered a new 83,000 SF, three-story Class A office building, designed and constructed as a build-to-suit facility. The facility is located at The Waters at Ocotillo, along the high-tech Price Road corridor in Chandler.

Facility needed to accommodate over 300 program managers and engineers, who were crowded into other Orbital locations throughout Chandler
Earned distinction as NAIOP AZ Build-to-Suit Development of the Year and was an Arizona Commercial Real Estate’s Honorable Mention Award-Winner for Office Development of the Year
LEED Silver registered building that contains substantial sustainable features
- State-of-the-art mechanical systems that optimize energy performance by 20%, and water efficient plumbing reduces consumption by over 31%
- A reclaimed water irrigation system supports water conservation, and all storm water has been designed to drain into a local retention pool, thus diverting the excess from local wastewater facilities
- Forest Stewardship Council (FSC) sanctioned wood and low volatile organic compound (VOC) materials for the interior were selected whenever possible
