South Street Landing

Historic power plant finds new educational purpose

Gilbane provided construction management services for multiple renovation and adaptive reuse projects on the South Street Landing site in downtown Providence. Formerly known as Dynamo House, the century-old power station had been vacant for nearly 20 years. Listed on the National Register of Historic Places, the team strictly adhered to historical preservation requirements for all replacement and restoration work on the exterior of the building. The three projects at this site consisted of renovations to the core and shell and fit outs for The Rhode Island Nursing Education Center and Brown University Administration Offices.

Project Overview

  • Included lead remediation, steel and masonry modifications, repairs and the replacement of more than 100 windows
  • All new MEP systems and a two-story vertical addition requiring new windows and roofing
  • Included construction of new parking garage adjacent to the building
  • Achieved LEED Silver certification
