MDL Flats Affordable Apartments
DC’s first luxury affordable housing apartments development
Located at 1550 First Street SW in the redeveloped Buzzard Point, MDL Flats features DC’s first luxury affordable housing apartments. Developed by TM Associates, MDL Flats has units ranging from studios to four-bedroom apartments. The complex MDL Flats project overcame many challenges, including support of excavation with adjacent residential homes, navigating through conflicts within the post-tension slab, and meeting the building height requirements due to the FAA’s air space requirements in the District. Additionally, the project met requirements from multiple District agencies such as the DC Housing Finance Agency (DCHFA), DC Department of Housing and Community Development (DHCD), LEED/LEED Cx, and DC Green Building.
Project Overview
- 76 units, including 11 ADA (TypeA/UFAS) and two VHI units
- Leasing office, parking garage with electrical vehicle (EV) charging stations, amenity room, courtyard, and retail space
- Units reserved for households earning less than 50 percent of the area median income (AMI), with 16 units reserved for those earning less than 30 percent AM
- Walking distance to Audi Field, Nationals Park and two metro stations
- Targeting LEED Silver certification
