High quality market rate and workforce housing community in the heart of H Street Corridor in Washington, D.C.

Gilbane Development Company and Dantes Partners teamed with local non-profit Delta Housing Corporation to create Delta Pearl – a substantial renovation of a forty year-old, 10-story/150-unit apartment building on a one-acre parcel of land into 166 units of market rate and workforce housing with half of the units reserved for those who earn no more than 80% of the area’s median income.

Project Overview

  • Building previously served as an affordable senior living community where residents relocated to the newly-constructed high-rise Fortitude at Delta Towers (also completed by Gilbane Development Company and Dantes Partners).
  • Includes a surface parking lot with 27 spaces and approximately 3,500 SF of leasing, lobby, and amenity space for a lounge and fitness center
  • Major upgrades and improvements were made to the building systems, interior, and exterior finishes
  • Units feature new ENERGY STAR appliances and lights, WaterSense plumbing fixtures, new flooring and finishes, and new cabinets and countertops
  • Unobstructed views, access to public transportation via Metro bus lines and DC Streetcar and walkability to food, beverage, retail and lifestyle amenities in local H Street, Union Market, Ivy City and NoMa neighborhoods, at an attractive price point
