Washington, DC (March 19, 2024) – Gilbane Development Company, in collaboration with Delta Housing Corporation of DC, and Dantes Partners proudly announces the completion of Delta Pearl, a high-quality market rate and workforce housing community in the heart of H Street Corridor in Washington, D.C. The extensive renovations transformed a forty-year-old, 10-story, 150-unit apartment building into 166 units of mixed market-rate and workforce housing. Half of the units are specifically reserved for individuals earning no more than 80% of the area median income.

Delta Pearl stands as a testament to the collaborative efforts of the team, showcasing a commitment to innovation, sustainability, and excellence in affordable and mixed-income housing. This state-of-the-art development seamlessly blends cutting-edge design with sustainable practices, from energy-efficient systems to eco-friendly materials, with all units featuring new ENERGY STAR appliances and lights, WaterSense plumbing fixtures in the common areas, new flooring and modern finishes, and new cabinets and countertops.

Delta Pearl presents a blend of comfort and refined luxury where residents will enjoy a fitness center, a community lounge, bike storage, onsite parking, pet-friendly spaces, and charming balconies/patios. Nestled in the heart of the H Street corridor, Delta Pearl offers access to public transportation via Metro bus lines and DC Streetcar and walkability to food, beverage, retail and lifestyle amenities in local H Street, Union Market, Ivy City and NoMa neighborhoods of Washington, D.C.

“Delta Pearl is more than just a building; it’s a warm and welcoming community. We’ve revitalized a forty-year-old building into vibrant living spaces where residents feel a true sense of belonging,“ said Yarojin Robinson, SVP, Affordable & Mixed-Income Housing, Gilbane Development Company. “From cutting-edge design to sustainable practices, Delta Pearl stands as a testament to our commitment to innovation and excellence in affordable and mixed-income housing. We’re proud to welcome our first residents’ home, and we invite them to shape and enrich the H Street Corridor’s thriving community.”

“It’s rewarding to collaborate on a single project, but it’s profoundly gratifying and a true privilege to join forces with our partners on not just one, but two initiatives that secure affordable living for future generations. This collaboration exemplifies our shared dedication to creating lasting legacies within our communities,” said Buwa Binitie, Founder and CEO of Dantes Partners

“This venture reaffirms Delta Housing Corporation of the District of Columbia’s mission of providing affordable housing to residents of the District of Columbia,” said Trinette Smith-Campbell, President, DHCDC. “We have long maintained a trailblazing presence in the Trinidad community of Washington, DC. Delta Towers was the first affordable housing building for seniors in the H Street renewal area after the devastating 1968 riots and was, at the time, the first and only building of its kind developed by a group of Black women.  We are delighted that Delta Pearl, formerly Delta Towers, is ready for new occupants.”
