In a joint venture with MED Developers, Equity Plus Managers LLC, and  Housing Help Plus (HHP), Gilbane Development is developing Barnaby & 7th (formerly known as Belmont Crossing), a 500+ unit affordable housing redevelopment under construction on a residential campus between and along 7th Street, SE and Barnaby Road, SE in Washington, DC. The location is transit-friendly, well-served by metro bus lines and major highways.

Project Overview

  • 500+ units are being thoughtfully designed by repurposing existing structures, preserving Belmont Crossing’s history, and addressing the demand for modern, affordable housing
  • The project is being developed over three phases, and will preserve existing tenants
    • Phase I (The Upland) includes 233,766 square feet consisting of 169 units (for households earning 30% AMI and 50% AMI), ranging from 1-bedroom to 4-bedroom apartments, and below-grade parking spaces to help satisfy parking for all three phases of the project.
    • Phase II, currently under construction, is 229 units across four different buildings (The Stoneview, The Solomon, The Marte, and The Lewis), with a mix of studios to three-bedroom apartments catering to households earning 30%, 50%, and 80% of the Area Median Income (AMI). Twenty percent of the homes will be set-aside as PSH units administered by DC’s Department of Homeless Services (DHS). 
    • Phase III will potentially include an additional multifamily building with 100+ units.
  • Enterprise Green Communities certification achieved for Phase I (The Upland)
