In a joint venture with MED Developers, Equity Plus Managers LLC, and Housing Help Development LLC, Gilbane Development is developing Barnaby & 7th (formerly known as Belmont Crossing), a 518-unit affordable housing redevelopment under construction on a residential campus between and along 7th Street, SE and Barnaby Road, SE in Washington, DC. The location is transit-friendly, well-served by metro bus lines and major highways.
Project Overview
- Existing 6.3-acre site contains 25 three-story garden-style buildings comprised of 275 LIHTC apartment units originally constructed in 1952 and last renovated in 2002
- 518 units will be thoughtfully designed by repurposing existing structures, preserving Belmont Crossing’s history, and addressing the demand for modern, affordable housing
- The project is being developed over three phases, and will preserve existing tenants
- Phase I (The Upland) includes 231,370 square feet consisting of 169 units (for households earning 30% AMI and 50% AMI), ranging from 1-bedroom to 4-bedroom apartments, and below-grade parking spaces to help satisfy parking for all three phases of the project. Phase I also includes the construction of a public road to advance municipal transit-oriented development policy and provide access to the parking garage.
- Phase II will include four buildings comprised of 229 units of affordable housing (for households earning 30% AMI and 50% AMI). One building, consisting of 70 units, will be set aside as site-based permanent supportive housing (PSH) and will leverage DC’s Local Rent Supplement Program (LRSP) project-based rental assistance.
- Phase III will potentially include an additional multifamily building with 120 units.
