Livingston Place at Southern
152 affordable assisted living units for senior citizens at the gateway entrance to the District of Columbia
In a joint venture with Dantes Partners and the Carding Group, Gilbane developed Livingston Place at Southern. The 160-bed assisted living community is the first project of its type to combine apartment-style housing with personal care and supportive services for persons age 55 years and older. As an Affordable Assisted Living Community (AALC), Livingston Place accepts Medicaid reimbursements for low-income individuals who otherwise would be unable to afford assisted living, and offers affordable monthly rental fees through the Federal Low-Income Housing Tax Credit (LIHTC) program.
Project Overview
- 152 units of modern affordable assisted living for frail elderly and disabled persons age 55+
- Provides three meals per day, personal care, homemaker services, laundry, medication oversight, transportation, socialization/recreation, and around-the-clock staffing
- Each residential unit features a private bathroom, closet, kitchenette, and living area
- First-floor amenities include a dining room, clubhouse, computer lab, wellness center, hair salon, game room, and exterior landscaped patio
- Affordable Assisted Living Community (AALC) accepts Medicaid reimbursements for low-income individuals who otherwise would be unable to afford assisted living
- National Association of Local Housing Finance Agencies Award of Multifamily Excellence recipient, PCBC Golden Nugget Best Affordable Senior Housing Community Award winner, and Novogradac Journal of Tax Credits Developments of Distinction Award – Honorable Mention for Development that Best Exemplifies Special Needs Population
- With 37% Certified Business Enterprise (CBE) participation, project surpassed goal
- Commissioned one of Washington, D.C.’s most well-known visual artists to create an inspirational and striking exterior mural, an homage to local first responders
