Fortitude at Delta Towers

Affordable senior living community in the heart of H Street Corridor in Washington, D.C.

Gilbane Development Company and Dantes Partners teamed with local non-profit Delta Housing Corporation to create Fortitude at Delta Towers – a 100% affordable housing development for persons 55 years and older. Replacing the outdated building with a more efficient design promoted housing stability for vulnerable seniors while managing operating costs within the development.

Project Overview

  • 179-unit affordable units for seniors 55+, with incomes at or below 30% of the area median income including 18 permanent supportive housing (PSH) units for seniors experiencing disabilities
  • Active partnership with local non-profit Delta Housing Corporation who provided significant input to shape the look and feel of the community as well as its name
  • 10,000-SF of state-of-the-art amenity space to foster social interaction among residents
  • Amenities include a conference room, cafe lounge, laundry, fitness room, games lounge, clubroom, rooftop terrace, and exterior courtyard
  • 40% MWBE/CBE participation
  • Units equipped with healthy building materials, WaterSense and ENERGY STAR certified appliances and residents have access to free Wi-Fi in the community room and in all units
  • Installed a green roof on 50% of the building’s rooftop
  • Project completed on time and on budget despite challenges of COVID-19 pandemic
  • Enterprise Green Communities certification
