FM Services team ensures seamless operational integration into new headquarters
FM Services was selected to provide Enhanced Transition to Operations (eTOP) services for the new Northwestern Mutual Life Insurance Company’s new corporate headquarters. The team tagged, collected, prepared, and loaded into the client’s FM software system over 6,500 records and populated approximately 65,000 data fields with building, space, asset, spare part, manufacturer, contractor, and warranty data.

- Seamless integration with the onsite Gilbane CM team
- Coordinated delivery of the eTOP service with the construction schedule, ensuring the availability of installed equipment and serving as the collection point for all required construction documentation
- Provided the client with a fully operational PM program prior to building occupancy
- Ensured that the building and new equipment assets were properly maintained and that warranty requirements were met from day one of occupancy. Included with the eTOP service was barcode tagging for all building equipment along with the collection of electronic facility management documents such as asset specification sheets and operations and maintenance manuals.
All PM information was loaded into the client’s facility management software Archibus and electronically linked to specific mechanical, electrical, plumbing, life safety, medical and kitchen equipment data.
