Harris County MEP and Space Assessment
Gilbane FM Services has provided IBM TRIRIGA software system support services to the Harris County Facilities and Property Management team for many years. FM Services was selected to assist the County in carrying out their on-going initiative to improve preventive maintenance, capital renewal planning and major maintenance planning on their existing facilities.
Project Overview
- Comprised of 212 buildings, the three-year project scope includes physical asset and space inventory for all county buildings, condition assessment of MEP equipment and spaces and upload of assessment, space classification, 360 images, condition, inventory replacement cost information into the County’s IBM TRIRIGA IWMS
- A master preventative program was uploaded into TRIRIGA, including all procedures and schedules for each of the 212 buildings
- Collected and loaded data on an estimate of 17,000 pieces of equipment and 26,000 rooms/spaces
- Over 5,000 PM schedules have been created and work orders will automatically generate to ensure consistent preventive maintenance
- Due to our expertise with the TRIRIGA system, the data was programmatically loaded into the system, providing a turnkey service for the customer, users were provided training
