Turnkey development of a “science cluster” to attract researchers and research funding on George Mason University’s Science and Technology Campus

George Mason University needed a project solution that created an environment that was well-suited to proteomics research, attracting researchers and research dollars, and enabling GMU to compete nationally and internationally with other leading university-related research parks. The project also needed to enhance the campus plan, be delivered quickly, and embrace “communiversity” vision – while providing access to retail, housing, and entertainment amenities.

Gilbane coordinated and managed the design, build, finance, and (for third-party incubator space) operations and maintenance of a new BSL-2 life sciences laboratory building on GMU’s Science and Technology Campus in Manassas. This project encompassed a three-story, 76,000 SF life sciences lab building comprised of 58,000 SF of GMU laboratory/office space, including the Center for Applied Proteomics and Molecular Medicine “CAPMM.” The innovative facility also houses other programs, including University Research Laboratories, and shared support facilities, in addition to an 18,000 SF of third-party incubator space. 

The building was designed to BCOM sustainability requirements in Virginia Division of Engineering and Buildings (DEB) Notice 120108. This project was designed and constructed toward LEED Silver standards to support GMU’s and the Commonwealth’s commitment to sustainability.

Delivered under Virginia’s Public-Private Education Facilities and Infrastructure Act (PPEA), Gilbane created a “science cluster” built on campus to meet GMU’s goals. Gilbane provided a transaction structure that allowed GMU flexibility to accommodate future expansion, control (transfer of ownership to GMU at the end of the lease term), and cost efficiency through tax-exempt financing.
