Preserving 558 residential units within three buildings in Manhattan with critical infrastructure and capital repair needs

The New York City Housing Authority (NYCHA) under the Permanent Affordability Commitment Together (PACT) program selected ABM Community Partners for the tenant-in-place rehabilitation of Manhattan’s Audubon Houses, Bethune Gardens, and Marshall Plaza. ABM Community Partners is a development team comprised of Gilbane Development Company (Equity Investor), Dantes Partners (Lead Developer), Apex Building Group (JV Contractor), Pyramid ETC Companies (JV Contractor), and Faria Management (Property Manager).

Project Highlights

  • Comprehensive plan will ensure that all three buildings will receive major facade face-lifts, exterior envelope enhancements, completely re-imagined outdoor spaces, and upgraded community areas including support services space, new lounges/laundry, and new security systems
  • Apartments will be renovated to provide new bathrooms and kitchens, new lighting fixtures and circuit breaker panels, new virtual doorman intercom panels, new apartment entry hardware, new interior wood doors and hardware, new flooring, fresh painting throughout, new heating elements and covers, and new fire escape egress gates or security gates where required
  • Affordability component is enhanced through structural amenities and sustainable building materials that become measurable energy efficiency savings for renters
