School’s facilities management advanced by Gilbane’s FMS
Gilbane’s Facilities Management Services (FMS) performed Enhanced Transition to Operations (eTOP) services for the Wilson High School project. FMS provided the collection, preparation, review, and loading of key facility management data associated with the construction of the new facility. FMS barcode tagged and took pictures of all the installed MEP equipment and associated those assets with the data records in the client’s CMMS system, called WebTMA. This is useful when interfacing the client’s FM software application interfaces with mobile devices used by maintenance technicians.
Project Overview
- FMS was also able to prepare for upload into the client’s CMMS system: space/location records, asset/equipment records, vendors/manufacturers, OEM/client Preventative Maintenance (PM) tasks and procedures, PM Schedules, warranty information, spare parts information, hazardous materials, digital assets, and associated electronic documentation
- This information is critical to the development of a quality Preventative Maintenance program
- FMS eliminated the time required by the APS Wilson High School O&M team to capture, develop and manually enter the data and documents into their WebTMA system
- Delivered a fully operational PM program from day one of occupancy
