Gilbane Development Company, in a joint venture partnership with Blue Sea and Artspace, is developing the Brownsville Arts Center and Apartments in the Brownsville neighborhood of Brooklyn, NY. Brownsville Arts Center and Apartments will be a cultural hub accessible to all that includes a 9-story, mixed-use building that combines the 290-unit Brownsville Apartments with the 24,300-SF Brownsville Arts Center, operated and managed by Artspace.

Project Overview

  • 291-unit affordable community that includes 24,300-SF Brownsville Arts Center
  • 4,480-SF multi-purpose performance, rehearsal, and studio space on the first floor for use by cultural groups, residents, and community arts groups
  • Includes 61 studio, 128 one-bedroom, 73 two-bedroom and 28 three-bedroom units
  • Brings together three art disciplines – dance/performing arts school (Purelements), a music school (Brooklyn Music School), and media and contemporary art space (BRIC) as well as a “Black box” theater (managed by Artspace)
  • Will be designed as an all-electric building targeting the Passive House (PHIUS), USGBC LEED (Platinum), Energy Star, Indoor airPlus, and Fitwel certifications
  • Recipient of New York State Energy Research and Development Authority (NYSERDA)’s Blue Ribbon Award for Design Excellence, Round 3, Early Design Phase
