Develop a 14-story, 765,000 SF facility to house 2,000 employees in the heart of Pittsburgh’s central business district. The project encompassed property purchase from multiple owners with multiple approvals necessary to allow development over a subway line and across a main thoroughfare. Miles of fiber connections between the new building and the existing data center also needed to be considered.
Gilbane Development worked with Mellon to analyze four potential locations then provided a thorough evaluation of the chosen site’s overall development costs, including telecommunications and utility infrastructure, relocation expenses, construction/FF&E costs, and design fees. As part of the site selection, we met with key Pittsburgh officials regarding the entitlement process and procedural timeframes necessary for master planning and permitting.
We negotiated a financial contribution to infrastructure through TIF financing and coordinated a variety of regulatory approvals that took into account the special urban circumstances of this project. We also worked with the Urban Redevelopment Agency and the City of Pittsburgh to secure project incentives, and with The Port Authority of Allegheny County to ensure continued and enhanced operations of the existing infrastructure during construction.
As General Contractor, we oversaw construction of the facility, which is connected below grade to Mellon’s headquarters and includes a five-story parking deck.
The facility includes adjoining land that serves as a public park, bringing added vitality and beauty to a previously under-utilized section of Pittsburgh.
