Developed by Ensemble/Mosaic and Korman Communities, AVE Normandy and AVE Constitution at the Philadelphia Navy Yard is the first privately developed residential project on the campus.

Gilbane Building Company recently joined Ensemble/Mosaic, Korman Communities, and Moody Nolan/DIGSAU to celebrate the groundbreaking for AVE Navy Yard, the new $285 million mixed-use, multifamily development – the first on the Navy Yard campus.

“Today a new neighborhood begins to rise in the city of Philadelphia,” said Greg Reaves, Co-Founder and CEO of Mosaic.  “AVE Navy Yard marks the start of the Navy Yard’s transformation from a successful employment center to a vibrant mixed-used community and continues its trajectory as the most successful redevelopment of a former military base in the nation.”

AVE Normandy and AVE Constitution, which make up AVE Navy Yard, will offer 614 luxury and mixed-income apartments offering 40 different unit sizes and bedroom configurations, and options for furnished and unfurnished units. They will also include 75,000 SF of indoor and outdoor resident amenity space and 26,000 SF of space for restaurants and retail.

AVE Normandy and AVE Constitution will ultimately encompass over 700,000 GSF of development. Designed to achieve LEED® Silver certification, both properties will provide a sustainable and healthy living experience. The projects will anchor the Navy Yard’s LEED® Neighborhood (ND) efforts – the largest in the city and one of the largest nationwide – which will eventually encompass nearly 4,000 units developed by Ensemble/Mosaic.
