Innovative Mixed-Use Student Residence Hall Project to Enhance Palm Beach Atlantic University Campus

Palm Beach Atlantic University (PBA) has chosen Gilbane as its public-private partner to design, build, and finance a new mixed-use student residence hall project on a 1.70-acre site on the southwest side of campus. This state-of-the-art development aims to accommodate PBA’s growing student population and align with the university’s master plan, emphasizing green space and connectivity.

The project includes a state-of-the-art, 25-story residence hall that will house nearly 1,000 students. It will feature amenities such as:

  • 11 student union spaces for collaboration and community
  • 28,000 square feet of dining space, including an outdoor plaza with seating for 150, offering a variety of culinary experiences
  • 14,000 square feet of dedicated fitness space, featuring modern equipment, group fitness studios, and a golf simulator

Adjoining the residence hall will be a parking garage offering eight and a half floors of parking for students and visitors.

Gilbane is leading the project as developer and design-builder, alongside CUBE3, the lead designer. JP Morgan is the underwriter, and Provident Group is the conduit borrower. Together, we are committed to creating a space that supports the university’s growth and enhances the student experience. 

Project Overview

  • An innovative partnership including a Master Development Agreement between Gilbane Development and PBA to enhance campus housing, emphasizing green space and connectivity
  • New residence hall will feature 990 student beds across 275 units, offering two, three, and four-bed options
  • Features an adjoining eight-and-a-half-story parking garage for students and visitors
  • Located at 1200 S. Dixie Highway, enhancing PBA’s downtown presence and student life experience
  • Project team: Gilbane Development as the master developer, Gilbane Building as design-builder, CUBE3 as the lead architect, JP Morgan as the underwriter, and Provident Group as the conduit borrower
  • Completion scheduled for Fall 2027
