Design-build approach accelerates manufacturing plant’s need for speed

Nestled on a sprawling 400-acre site, this life science manufacturing plant boasts a whopping 1.3 million square feet of space spread across 10 interconnected buildings. This state-of-the-art facility houses filling, packaging, ASRS, shipping/receiving, and administrative facilities with QA/AC labs, as well as a modern modular central utility plant. To meet the speed-to-market goals, Gilbane’s design-build approach featured early procurement of long lead items such as roofing, switchgear, and steel, and the incorporation of design-assist trades. These strategies kept the project on track, even when an extra $20 million scope was added during design.

Project Overview

  • The project has generated over 1,000 jobs during the construction phase and is expected to create around 600 jobs upon completion
  • Extensive excavation work involved 40,000 CY of rock excavation and 450,000 CY of grading/excavation, with all excavated materials reused on-site
