Transforming a Riverfront Office Complex in the Heart of Chicago
This complex redevelopment of 10 & 120 South Riverside Plaza, consisted of a two-building, 1.4 million SF office complex situated along the Chicago River. The renovations and improvements added all-season amenities to enhance the tenant experience and created a new standard for office buildings in the market. The improvements included expanded lobbies, immersive tenant lounges, private outdoor spaces, and enhanced fitness and wellness amenities inclusive of massage therapy, nutritional consultation, and personal training. The properties’ sweeping public plazas overlooking the river were also redeveloped with contemporary public seating areas and abundant landscaping.
Project Overview
- Riverfront property located within steps of Chicago’s two busiest commuter train stations, Union Station and Ogilvie Transportation Center, the area’s three major highways, as well as the “L” train system
- Construction near major transit hubs required night work, coordination with Amtrak and city officials, and strict safety measures to minimize disruption
- The team maintained full building operations during construction by using temporary lobbies, phased access plans, and weekly tenant communications
- Over 200,000 work hours were completed under a CCIP program with daily briefings, task-specific training, and a full-time on-site medic
