Bowen Building Repositioning

1920s historic building transformed into a modern office spaces

Gilbane’s repositioning of this 100-year-old building in downtown DC spanned the lobby, lower level, and five uppermost floors. Honoring the rich history of the Bowen Building while also creating a unique workplace required a delicate balance and unified team approach given the backdrop of the pandemic. Gilbane demolished parts of the interior, improved the façade, and upgraded internal building systems.

Project Overview

  • Due to the historic nature of the building, the design and construction team encountered structural irregularities and restrictive environmental conditions during the renovation but adapted quickly to these unforeseen challenges
  • Tenant improvements included the interior build-out of the first-floor lobby, retail space, and floors 8-12
  • The lobby and elevator lobbies received new high-end finishes, such as terrazzo flooring, back-painted glass, custom ornamental metals, and stainless steel wall finishes/accents
  • The core restrooms received new tile flooring, lighting, air distribution and plumbing devices, and floor-to-ceiling toilet partitions for increased privacy
