Gilbane provided construction management services for the new high-end residential condominium project located on the Gulf of Mexico in Florida on Siesta Key. The project consisted of six exclusive 4,000 SF refined resort-style luxury private and secluded living accommodations. Each private residence featured a private elevator lobby, floor-to-ceiling insulated high impact windows and sliding glass doors (12-24 foot span), terraces, summer kitchens with built-in gas grills, high efficiency LED recessed lighting throughout, premium modern style hardware, energy-efficient split system HVAC with individual zone controls, “smart home” technology with integrated controls for lighting, heating, entertainment, security, re-circulating hot water system, en-suite guest bedrooms with private balconies, utility/laundry room, storage space, porcelain tile in all living areas and outdoor terraces, a 200+ SF flex room, large wine room in each of the East side residences only. Additional luxury features included Italian-style cabinetry with under cabinet lighting, quartz countertops and backsplashes, stainless steel under-counter sinks with designer faucets, walk-in pantries and premium appliance packages.
The community also consisted of secure private gated entrance with high-tech monitoring system in each residence, swimming pool with surrounding paver sun terrace, private poolside cabanas for each owner, fire pit, lush tropical landscaping, exterior common areas, guest parking and a full-time property steward.
With the project located along the shoreline and due to rising tides in the region, the project team was mandated by the County to raise the seawall throughout the entire property. The team raised the seawall a full two-feet higher than properties that surround the site in order to protect the property from tidal flooding and make it into an A-Zone property. This change in zone also allowed the team to construct resident garages on the first floor of the building. Through early discussions with the owner, the project team was able to accommodate this request while maintaining the project schedule.
