New ultra-luxury boutique condominium complex
Gilbane provided construction management services for the 90 ultra-luxury unit boutique condominium complex, Azure Condominiums. The scope entailed new construction of two, mid-rise buildings on 14 acres of lushly landscaped gardens and tree canopies. Azure’s concierge lifestyle and incomparable waterfront location provides high-end, amenities-rich residences in South Florida’s multi-family housing market.
Azure is four stories of luxury living over one floor of parking. The structure is a post tensioned structured with masonry infill. The windows on the building are hurricane impact glass with a shading coefficient to keep the residences protected from the south Florida heat. Each residence shares its own private and service elevator.
The amenities for both phases include a private reserve wine cellar, club room with HDTV and game tables, catering kitchen/bar card room, a conference room and a business center, as well as two outdoor heated swimming pools, two outdoor spas, landscaped pool terraces with cabanas, fitness center with computerized aerobics stations, spa with massage rooms, sauna, steam room, and outdoor grilling areas.
Azure’s property extends to the intra-coastal waterway and wraps around Loggerhead Marina, a deep-water yacht harbor that enables Azure residents to dock their yacht in their own backyard. A grand waterside fountain is the center point of Azure’s tropically landscaped waterfront. Site work included vibratory soil stabilization across the entire 14-acre site which is directly adjacent to an active marina.
The project won multiple awards. Phase 1 was awarded the Eagle Award (Multifamily Housing, $20-$50 Million) by the Associated Builders and Contractors Florida East Coast Chapter. Architects Glidden Spina & Partners earned the Architect of the Year award by the Associated Builders & Contractors (ABC) Florida East Coast Chapter.
The challenge for Gilbane’s team was associated with the fact that each of the condominium units were custom built for each owner. Unlike similar condominium projects in the area, the Azure project allowed each of the buyers to fully customize and upgrade design elements in their units with practically unlimited options. These “upgrades” included additional soffits, additional lighting, redesigned layouts, custom kitchens, flooring, fixtures and finish. Similarly, each buyer was permitted to use their own IT consultant to provide network, security, and other technological advances. To accommodate this flexibility, each unit required custom coordination of the architectural, HVAC, plumbing, electrical as well as the fire sprinkler system drawings issued by the architect. Gilbane’s multi-unit residential team managed the complex coordination and still delivered quality, schedule and budget for the client.
