Needing to repair three halls while bolstering student retention, Kent State University weighed its options. The campus could build new, renovate the halls, or raze them. After an in-depth planning and design phase, the newly enacted Construction Manager at Risk delivery method was chosen. Collaboration was essential to the process as evaluations determined that a transformative approach would yield beds fast and economically. Budgeted at $38 million, the halls were entirely renovated within two years with work occurring primarily during two summer breaks.
