An affordable housing project that supports economic development and enhances the pedestrian experience in the District of Columbia

Gilbane Development Company and Dantes Partners, in a joint venture, transformed a vacant lot located at 809-813 Kennedy Street NW into Todd A. Lee Senior Residences, 38 units of luxury affordable rental housing with approximately 1,044 SF of ground floor retail. The site is located in the Brightwood neighborhood of the District of Columbia, which has the highest senior population in DC.

Project Overview

  • Met the District of Columbia Government’s top priorities by:
    • Providing affordable housing in an area with the city’s highest senior population
    • Providing retail space to foster further economic development and the growth of the Kennedy Street retail corridor
    • Offering a stunning contemporary design that enhances the pedestrian experience and raises the bar for future development in the neighborhood
  • A four-story wood structure on top of a concrete podium level for a total of 5 levels
  • 38 units of affordable housing for people age 55 years and older
  • All 38 units are income-restricted to seniors age 55+ earning between 30% and 50% Adjusted Median Income (AMI)
  • The team achieved 47% MWBE participation, which surpassed the 35% goal
