Develop a state-of-the-art, 158,000 SF, five-story county government center with 418-car garage. The project involved consolidating scattered operations into two locations and included a capitalization plan using tax-exempt bonds, which created over $1 million in total annual savings.
We assessed the client’s needs, prioritized their objectives and developed a master plan that was in keeping with the architecture of the neighboring historical district. The resulting building features multi-textured, colored brick a detailed cornice that lends character and softness to the façade, and a landscaped plaza between the building and parking garage. The new center was also planned to accommodate future expansion of 112,00 SF with additional parking, as required.
We partnered with Loudoun County to form a 501(c)(3) not-for-profit entity and subsequently secured tax-exempt lease/purchase financing at below market rates.
