The Mission

Smith Gilbane (a Joint Venture between CD Smith and Gilbane) was selected as the winning bidder to redevelop the “Hill Farms” site in Madison, Wisconsin – a massive project that is the largest state-owned office building, and the largest Public Private Partnership in the State of Wisconsin history.

The Solution

The project involved replacement of the existing 400,000 square-foot Hill Farms State Office Building located at 4802 Sheboygan Ave., which was built 57 years ago, and the acquisition of the remainder 21-acres. Smith Gilbane designed and constructed a new 600,000 square-foot state office building and 1,700-car parking garage, and purchased the residual land and buildings that will be vacated.

Master planning is underway to redevelop the residual 14 acres into a Phase II mixed-use development.
