Gilbane Development Company’s Iowa City project receives recognition for energy efficiency and sustainability 

Iowa City, IA (September 20, 2024) – Gilbane Development Company is proud to announce that The Hive, a privately-owned student housing project purpose-built for University of Iowa (UI) students, has been awarded the National Green Building Standard (NGBS) “Silver” certification upon the completion of construction. This prestigious recognition highlights Gilbane Development Company’s commitment to sustainability, energy efficiency, and eco-conscious design in all of its developments. 

A Commitment to Energy Efficiency and Sustainable Design 
The Hive’s design and construction aimed to exceed traditional building standards, integrating advanced energy-efficient features from the start. The project includes high-efficiency heating and cooling systems, programmable thermostats, energy-efficient lighting controls, Energy Star appliances, and upgraded insulation techniques. These elements ensure that residents enjoy a comfortable, environmentally friendly living environment while reducing the building’s overall carbon footprint. 

Solar Energy Integration 
In addition to meeting the NGBS Silver requirements, The Hive  has incorporated a solar energy system, featuring a 45,411 kWh/year net metering, managed solar panel array. While not required for NGBS certification, this solar installation contributes significant green energy to the local power grid, further underscoring The Hive’s role as a forward-thinking, sustainable development.

Thorough Evaluation and Inspection 
The NGBS certification process is rigorous, with evaluations across several key categories, including Lot Design, Resource Efficiency, Indoor Environmental Quality, Overall Energy Efficiency, and Water Use Efficiency. The project underwent numerous equipment specification reviews and multiple on-site inspections to ensure that every aspect met the strict NGBS standards. 

Environmental Impact and Community Value 
The Hive student housing project also incorporates environmentally friendly landscaping, energy-efficient appliances in both apartments and common areas, and high-efficiency air conditioning compressors. Additionally, the project had a positive impact on the surrounding environment, including stabilizing and cleaning up the nearby Ralston Creek bank, and implementing continuous erosion control measures throughout construction.
