Arlington, VA (June 29, 2026) – Gilbane Development today announced that construction is underway to convert a 121,200-square-foot, six-story vacant office building at 3601 Wilson Boulevard into Renley, a new multifamily residential community in Arlington’s Virginia Square neighborhood.
Acquired by Gilbane Development in March 2025, the reimagined Renley will deliver 94 market-rate residences ranging from one- to three-bedroom homes. Designed around the principles of thoughtful scale, enduring design and everyday livability, the community offers expansive windows, custom closets, refined finishes and spacious floorplans rarely found in new multifamily developments. Select sixth-floor residences will feature 12-foot-deep private balconies, creating a distinctive indoor-outdoor living experience in one of Northern Virginia’s most connected neighborhoods.
Located directly across from the Virginia Square-GMU Metro station, Renley represents one of the first projects to take advantage of Arlington County’s updated adaptive reuse policy, adopted in November 2024, which was designed to streamline office-to-residential conversions and create incentives for developers to bring underutilized office buildings back to life.

The redevelopment plan will preserve the building’s exterior façade while introducing a complete interior transformation. Renley will also offer 5,637 square feet of ground-floor retail space and 207 parking spaces located in a below-grade garage adjacent to the Virginia Square-GMU Metro entrance.
With only 94 residences, Renley is intentionally scaled to foster a more personal residential experience.
