The opportunity

Adjacent to the new Cell Culture Manufacturing Facility constructed by Gilbane, the Biologics Support Center (BSC) is an office and laboratory facility tailored to support the specific needs of a multi-product biopharmaceutical manufacturing environment. The BSC is a varied-use R&D facility supporting both the cell culture manufacturing QA and clinical research laboratory functions under one roof, in an effort to bring cutting-edge products to market sooner. 

The building consists of two seven-story wings. The lab wing is four floors of labs with a supporting penthouse on the top. The office wing is seven stories of office space with the cafeteria on the sixth floor and a MEP penthouse on the seventh. The laboratories feature QC labs, bioburden, cell bio, sterile, validation, and metrology spaces.


The solution

Gilbane’s BIM services included the virtual coordination of the MEP trades, as well as fabrication of system elements and visualizations to tour a virtually finished building and explore the implications of changes to the design. Genzyme’s facility engineers were included in the coordination process and provided valuable input to the trades regarding standard procedures and how the layout of system controls would help them maintain the building. MEP trades utilizing the BIM models for fabrication of system elements in a controlled environment improved material delivery schedules, alleviated site storage issues, and reduced space required for installation in the building.

The BSC is LEED-NC Gold v2.2 Certified for its use of state-of-the-art chilled beams, plus heat recovery via ceramic heat wheels integrated into the exhaust systems. This project was designed and constructed to meet Labs21 criteria including the use of high efficiency lab hoods that are projected to cut energy consumption by up to 30%.
