The opportunity

Elmhurst Memorial Healthcare selected Gilbane to provide preconstruction and construction management services for their new Integrated Healthcare Campus project in Elmhurst, Ill. This state-of-the-art, 42-acre campus project includes an 866,000-square-foot replacement hospital, 25,000-square-foot addition to the
Center for Health, a 20,000-square-foot energy center and two, 90,000-square-foot ambulatory care centers which allows inpatient, outpatient and physician offices to be located together on an accessible site.

The new campus consists of a replacement hospital housing approximately 320 private patient rooms and 18 operating rooms and will serve cardiology, oncology and women’s services centers of excellence. The Center for Health consists of additions to accommodate its increasing outpatient volume.

The solution

With an estimated schedule of 41 months, there have been multiple chances for schedule delays throughout the project. One particular schedule challenge occurred in the spring of 2008. The Chicagoland area experienced one of the rainiest spring seasons in history, threatening the start of both the foundations and steel erection. The project team worked with the owner to address any schedule concerns due to the weather and adjust the schedule where necessary. Ultimately, this partnering approach to scheduling aided the team in starting the foundations and steel erection on schedule. 

The project team worked with the owner to streamline the design review process to provide the most value to the owner. Detailed constructability and Interdisciplinary Document Coordination (IDC) reviews were conducted throughout the design phase.
