The opportunity

The third largest airport in the state of CA required a significant terminal area improvement program to better serve its more than 17 million travelers per year. The facility required energy-modeling services to ensure compliance with CA’s Title 24 energy code to meet LEED® Silver criteria.

The solution

Gilbane/DMJM Aviation served as the Construction Manager for Phase I of the $1.5-billion improvement program, which was designed by Gensler & Associates. The North Concourse features a new two-level 380,000 SF terminal facility building and houses baggage handling and inspection facilities, federal staff offices and nine state-of-the-art gates.

The original project schedule of 36 months was impacted by the program shrinking from $4.5B to $1.5B, which resulted in a complete redesign of the structure after site-work and foundations had commenced and during steel fabrication. The project team responded to the challenge by using a fast-track, multi-prime, “design-as-you-go” delivery system and was able to turn over the building 12 months ahead of the redefined opening date.
