Delivering complex project with precision for BNY Mellon in Pittsburgh, PA

We transformed an underutilized, long-vacant parcel atop Pittsburgh’s Steel Plaza station into a vibrant extension of BNY Mellon’s headquarters, including a welcoming public park (“Mellon Green”) occupying an entire city block. We worked with Mellon to analyze four potential locations then provided a thorough evaluation of the chosen site’s overall development costs, including telecommunications and utility infrastructure, relocation expenses, construction/FF&E costs, and design fees.

Project Overview

  • 14-story, 765,000-SF facility
  • Gilbane as integrated developer/general contractor
  • Property purchase from multiple owners with multiple approvals necessary to allow development over a subway line and across a main thoroughfare
  • Negotiated a financial contribution to infrastructure through TIF financing and coordinated a variety of regulatory approvals that took into account the special urban circumstances
  • Worked with the Urban Redevelopment Agency and the City of Pittsburgh to secure project incentives, and with The Port Authority of Allegheny County to ensure continued and enhanced operations of the existing infrastructure during construction
  • Miles of fiber connections between the new building and the existing data center also needed to be considered
